When you are buying a property, the responsibility as the Purchaser, lies with you to make sure you undertake and due your due diligence to make sure the home you are buying is safe and meets building codes. In nearly every case, we are instructed to order pest and building reports when a client is purchasing a property, however, these inspectors are not able to comment or report on any electrical issues.

How would you know whether there are electrical faults in your future new home? How long since you have had the property that you have lived in for years or decades checked for electrical faults and/or updated? Think about the age of a home or any renovations or improvements that have been undertaken – were the electrical lines touched or moved? All of these things can play a role in the electrical safety of your home.

In NSW in 2018 there were over 4000 house fires resulting in a number of fatalities.  A portion of these house fires were attributed to electrical fault or electrical misuse.

Easy was to prevent electrical fires include:

  • Having your switchboard checked and replaced if necessary;
  • Having the electrical wires inspected;
  • Ensuring that the correct number of smoke detectors are installed properly, and batteries replaced each time the clocks go back or forward;
  • Having your power points and safety switches inspected to ensure they are in good working order;
  • Having your kitchen appliances checked for faults.
